From Lokhandwala to Breach Candy, Puravankara redefines South Mumbai's redevelopment landscape.
Puravankara has quietly assembled one of Mumbai's most closely watched society-redevelopment portfolios, moving from its first western-suburbs win in Lokhandwala to marquee South Mumbai addresses like Pali Hill and Breach Candy, and more recently Malabar Hill and Chembur. Over the past two years, Puravankara has built a strong redevelopment pipeline in Mumbai, with projects in prime locations such as Breach Candy, Pali Hill, and Lokhandwala. The strategy reflects a broader industry shift: with land scarce across the island city and western suburbs, redevelopment has become the primary route for developers to unlock new luxury supply in established neighbourhoods.
The portfolio began in Andheri West's Lokhandwala micro-market. In November 2023, Puravankara secured the residential redevelopment rights for two housing societies in the western suburbs of Mumbai, situated in Andheri West and spread over 3 acres, with a cumulative estimated development potential of 5.8 lakh square feet of carpet area and a potential GDV of Rs 1,500 crore. Less than a year later, the company expanded its footprint in Lokhandwala, being chosen as the preferred developer for an additional 1.3 acres, forming a 4.3-acre project, with market sources estimating property rates in the area between Rs 40,000 and Rs 45,000 per square foot.
That Lokhandwala land bank became Puravankara's maiden redevelopment launch, Purva Estrella. Puravankara recorded sales exceeding Rs 800 crore at the launch of its first redevelopment project, Purva Estrella at Lokhandwala Circle, Andheri West, with Phase 1 witnessing exceptional traction as 85% of its initial inventory was already absorbed. Purva Estrella offers premium 2, 3, and 4 BHK residences, priced between Rs 3 crore and Rs 7 crore, aligning with benchmarks for high-quality redevelopment housing in the city. The strong response signals a clear and structural shift in homebuyer preference towards design-led and wellness-centric residences—where execution certainty, transparency, and long-term asset value are paramount.
Across town in Bandra West, Puravankara moved on Pali Hill in April 2024. The company announced it had been selected as the preferred developer for redeveloping a residential housing society in Pali Hill, Mumbai. Pali Hill is a premium address in Bandra West with property rates ranging from Rs 1 lakh to Rs 1.20 lakh per sq ft, and the project has a cumulative estimated development potential of 4.10 lakh sq ft carpet area, with over 2.15 lakh sq ft available for sale and a potential GDV of over Rs 2,000 crore, spread slightly over two and a half acres.
Months later, the developer entered South Mumbai's uber-luxury belt with Breach Candy. Puravankara acquired the redevelopment rights of Miami Apartments at Breach Candy, spread over about 2,000 square metres of land, marking the developer's entry into the uber-luxury South Mumbai market, where rates are estimated between Rs 1,25,000 and Rs 1,40,000 per square foot. Ashish Puravankara called it a defining moment, noting that the redevelopment of Miami Apartments at Breach Candy marks a significant milestone for Puravankara Ltd, while CEO Rajat Rastogi added that the firm will continue to focus on the acquisition of marquee assets in MMR and Pune.
The pace accelerated through 2025. In July, Puravankara was selected as the preferred developer for the redevelopment of eight residential societies in Chembur, unlocking a total development potential of over 1.2 million square feet, spread over approximately 4 acres, with an estimated GDV of Rs 2,100 crore. Announcing the win, Ashish Puravankara said securing marquee redevelopment projects in highly sought-after Mumbai neighbourhoods such as Breach Candy, Pali Hill, Lokhandwala, and now Chembur is a strong validation of the trust discerning societies and residents place in the Puravankara brand, distinguished by design-led approach and unwavering focus on quality. By that point, the company had 11 projects across Mumbai and Pune spanning approximately 14 million square feet, including 3.6 million square feet in redevelopment. Two months later, Puravankara added Malabar Hill to the list: the project, secured through its wholly owned subsidiary Purva Blue Agate Pvt Ltd, spans 1.43 acres and offers a development potential of 700,000 sq ft, with an estimated GDV of Rs 27 billion. That acquisition pushed Puravankara's redevelopment portfolio in Mumbai to 4.25 million square feet with a potential GDV of Rs 10,500 crore.
The momentum has continued into 2026. During 9MFY26, Puravankara added over 12.7 million sq ft of potential developable area with an estimated GDV of approximately Rs 13,900 crore across key markets including Bengaluru and Mumbai, and most recently the company added Rs 15,200 crore in estimated Gross Development Value through new acquisitions across six fresh land parcels in Mumbai. Analysts tie this to a wider trend: in land-scarce micro-markets like Mumbai, society redevelopment has emerged as the premier mechanism for unlocking luxury residential supply, and robust operational tailwinds driven by record annual pre-sales have supported high-margin growth from the newly expanded Mumbai redevelopment portfolio.
For homebuyers, the practical takeaway is a widening pipeline of near-term launches. The company is set to further strengthen its Mumbai presence with upcoming launches in Thane, Malabar Hill, Breach Candy, Pali Hill, and Chembur, with approvals already received for Thane, Pali Hill, and Breach Candy. Buyers evaluating these societies should track RERA approval status project-by-project, since redevelopment timelines depend heavily on tenant rehabilitation and civic clearances rather than the acquisition announcement alone.
