Puravankara's South Mumbai Redevelopment Pipeline Now Spans Malabar Hill, Breach Candy, Pali Hill and Lokhandwala

Puravankara Limited has steadily built one of Mumbai's most closely watched redevelopment portfolios, and its latest move into Malabar Hill has pushed the company's total pipeline in the city to a new high. According to the developer, with this acquisition, our redevelopment portfolio in Mumbai now stands at 4.25 million square feet, with a potential GDV of Rs 10,500 crores, said Rajat Rastogi, CEO - West & Commercial Assets, Puravankara Limited.

The Malabar Hill entry came through the developer's wholly owned subsidiary, Purva Blue Agate Pvt Ltd. This 1.43-acre project offers a development potential of 0.7 million square feet, providing new, premium homes for existing residents while also creating a substantial portion for sale. With an estimated revenue potential of Rs 2,700 crores, this exclusive residential enclave will redefine luxury in the city. The Breach Candy project, which marked Puravankara's first uber-luxury South Mumbai acquisition, was secured in September 2024. Puravankara acquired the redevelopment rights of Miami Apartments at Breach Candy, spread over about 2,000 square metres of land, marking the developer's entry into the uber-luxury South Mumbai market, where rates are estimated in the range of Rs 1,25,000 and Rs 1,40,000 per square foot. That deal was followed in April 2024 by a significant win in Bandra West, where Puravankara announced that it has been unanimously selected as the preferred developer for redeveloping a residential housing society in Mumbai's Pali Hill. The Pali Hill project has a cumulative estimated development potential of 4.10 lakh sq ft carpet area, with over approximately 2.15 lakh sq ft available for sale and a potential GDV of over Rs 2,000 crore, spread over slightly more than two and a half acres, one of the largest in the micro-market.

Lokhandwala in Andheri West was actually where the developer's Mumbai redevelopment story began. Puravankara secured the residential redevelopment rights for two housing societies in the western suburbs of Mumbai, situated in Andheri West and spread over 3 acres, with a cumulative estimated development potential of 5.8 lakh square feet of carpet area, approximately 3.65 lakh square feet available for sale and a potential GDV of Rs 1,500 crore. That project has since translated into strong market traction. Puravankara has marked a defining entry into Mumbai's redevelopment segment, recording sales exceeding Rs 800 crore at the launch of its first redevelopment project— Purva Estrella at Lokhandwala Circle, Andheri West, with Phase 1 witnessing exceptional traction and 85% of its initial inventory already absorbed.

Beyond these four micro-markets, the developer has also expanded into Chembur. In July 2025, the company launched redevelopment for eight residential societies in Chembur, with a total development potential of over 1.2 million sq ft and an estimated GDV of Rs 2,100 crore. Looking further ahead, Puravankara has signalled more launches are in the pipeline. The company is set to further strengthen its Mumbai presence with upcoming launches in Thane, Malabar Hill, Breach Candy, Pali Hill, and Chembur, with approvals already received for Thane, Pali Hill, and Breach Candy.

For homebuyers, the pattern is notable: Puravankara is deliberately targeting some of Mumbai's most land-constrained, high-value micro-markets — places where fresh supply is almost entirely dependent on society redevelopment rather than new land parcels.
