Puravankara's Northern Lights Township Clears RERA in North Bengaluru

Puravankara's associate entity has secured official registration from the Karnataka Real Estate Regulatory Authority for Northern Lights, a large-format residential township coming up in Bengaluru's Hitech, Defense and Aerospace Park corridor. Real estate developer Puravankara said its associate KVN Property Holdings LLP has received RERA for the launch of the project Northern Lights by Puravankara KVN in Hitech, Defense and Aerospace Park in Bengaluru. With the registration in hand, the developer can now officially begin marketing and booking units, giving buyers regulatory clarity before they commit funds.

The approval covers the entire township in one go rather than a partial release. The project will be developed in three phases with three distinct RERA numbers and has been launched on March 14, and according to the company's filings with Karnataka RERA, the total area of the land across the three phases is over 99,000 sqm and will entail an investment of Rs 2171 crore. This phased structure lets the developer stage construction and handovers instead of committing an entire mega-project to a single delivery date.

The phase-wise breakup gives a sense of how the township will roll out. The total built up area of all the floors in the first phase is 1.6 lakh sqm with 1225 units in EWS, 1, 2,3 & 4 BHK configuration across 3 towers, with an estimated project cost of Rs 859 crore. Connectivity is equally strong, with the site roughly 15–20 minutes (10–14 km) from Kempegowda International Airport and 5–10 minutes (2–3 km) from the upcoming Doddajala Metro Station on the Blue Line.

On the lifestyle front, the township is designed around large open areas and shared facilities. The project offers a spacious and vibrant living experience with 7.89 acres of central greens, over 80 modern amenities, and 1 lakh sq. ft. of dual clubhouses for recreation and relaxation. Sustainability has also been built into the plan, with the development featuring a roughly 72.5K sq. ft. retail boulevard within the township, rainwater harvesting expected to avoid 7,300 tankers yearly, solar power for common areas, and MBR sewage treatment.

The approval comes at a time when Puravankara is actively scaling its North Bengaluru footprint. Commenting on the company's Bengaluru strategy, CEO-South Mallanna Sasalu noted that in FY26, the company launched Purva Silversky and Purva Northern Lights in the city, along with new phases across existing developments, reflecting sustained demand for well-located, high-quality residential offerings. He added that over the past year and through recent additions, the company has strengthened its Bengaluru pipeline, which now represents over Rs 13,800 crore of GDV.

For homebuyers, the RERA clearance is more than a formality. With the registration secured, Puravankara KVN can now officially market and sell units in the Northern Lights project to domestic buyers.
