Eight new Puravankara addresses taking shape across Bangalore's fastest-growing corridors.
Puravankara is entering 2026 with one of its busiest Bangalore pipelines in years, with new addresses spread across the North Bangalore aerospace belt, the Outer Ring Road stretch near Bellandur, and South Bangalore's Electronic City and Kanakapura Road corridors. The common thread across these launches is scale — most are multi-acre townships with eight or more towers, positioned to capture demand from the city's expanding IT, aerospace, and infrastructure hubs.
The biggest bet is on North Bangalore's KIADB Aerospace Park belt near Bagalur. Purva Northern Lights is located inside KIADB Aerospace Park and Hardware Park on Bagalur Road, North Bangalore, set over 24.59 acres, offering 2973 premium apartments over 8 iconic towers. The apartments come in 1, 2, 3, and 4 BHK layouts with carpet area from 408 sq ft to 2332 sq ft, and prices starting at ₹80 lakhs. Market analysts note the project's pricing strategy is deliberate: at ₹11,000 per square foot base rate, Purva Northern Lights is priced below most branded developer new launches in the Thanisandra–Hebbal belt (₹13,000–₹16,000/sq ft) and below Sobha One World at Hoskote. The location advantage comes from proximity to global occupiers — the KIADB Aerospace Park region is home to companies like Boeing, Rolls Royce, Airbus, Wistron, Shell, Collins Aerospace, Amazon, and Infosys.
On the East Bangalore side, Purva Codename Futura marks Puravankara's push into the Balagere-Panathur-Varthur cluster, a micro-market that has seen sustained demand from Outer Ring Road IT employees. The project is spread across a 21-acre township with 10 high-rise towers, B+G+30/31 floors, offering around 2,000+ luxury apartments. It is planned as a comfortable residential space with 2 and 3-BHK homes for families, and the builder has planned to launch it in early 2026, with an estimated possession for 2030. Nearby, the Bellandur pocket is also getting Purva Codename Da Vinci, a smaller luxury development that is located in Bellandur, South-East Bangalore, and was officially launched in December 2025, with the estimated possession date set for 2029.
South Bangalore has two notable additions. Near Electronic City, Purva Silversky is for sale in Huskur Road, Electronic City, South Bangalore, with 356 exclusive apartments in 3 and 4 BHK sizes, sprawling over 6.99 acres across 3 towers, each with G+32 upper floors. The price of 3 BHK flats starts from Rs. 2.30 Cr, and 4 BHK flats starts from Rs. 3.40 Cr. Further south on Kanakapura Road, Purva Park Royale is a new prelaunch township spanning 6 acres with 450 ultra-luxury flats across 3 towers featuring 2, 3, and 4 BHK sizes, each tower with G+27 upper floors, hosting flats from 1,200 to 2,400 sq ft. Prices for this project start from Rs 1.35 Crore onwards.
Smaller-format, more affordable options are also part of the pipeline. Purva Aerocity in Chikkajala, North Bangalore is planned for development over 7.5 acres with prices starting from Rs. 70 Lakhs, offering 1, 2, and 3 BHK apartments from 450 sq ft to 1300 sq ft. This puts it among the more accessible entry points in Puravankara's current North Bangalore line-up, aimed at buyers priced out of the airport-adjacent aerospace belt.
Most of these projects share a common status: pre-launch, meaning bookings are typically open at introductory prices ahead of formal RERA registration and public launch. Buyers evaluating any of these addresses should independently verify RERA registration numbers, layout approvals, and payment schedules with the developer's sales office before committing funds, since project names, phase numbers, and pricing on third-party listing sites can change between the pre-launch stage and official launch.
Taken together, this pipeline signals where Puravankara sees the next phase of Bangalore's growth: the aerospace and hardware park corridor in the north, the IT-driven Outer Ring Road belt in the east, and the established but still-expanding Electronic City and Kanakapura Road markets in the south.
