NICE Road and Master Plan 2031 turn Bidadi into Bengaluru's next growth corridor.
Bidadi, once known mainly as an industrial halt on Mysore Road, is fast becoming one of West Bengaluru's most talked-about micro-markets. Real estate observers note that the Bidadi-Ramanagara belt is gaining attention after approval for the Greater Bengaluru Integrated Township Project, and the corridor is a direct beneficiary of NICE Road and Bengaluru-Mysuru Expressway connectivity that has already pushed up land values along its length. The Bengaluru-Mysuru Expressway itself acts as a growth trigger, with planning norms tied to a defined radius around it shaping how nearby land gets used.
At the policy level, the Ramanagara Master Plan 2031 is the document doing the heavy lifting. It outlines structured growth integrating Bidadi's industrial base with residential expansion, effectively designating Bidadi as an Industrial & Mixed-Use Zone covering KIADB areas and residential conversion. The plan also positions Bidadi within the Peripheral Ring Road influence zone under the Greater Bengaluru RP 2031, while KIADB itself has allocated 500+ acres for a Phase-IV industrial expansion — a signal that job creation and housing demand are expected to grow together here, not in isolation.
The bigger story, however, is the Greater Bengaluru Integrated Township Project (GBIT). In 2026, the Karnataka Cabinet approved the implementation of the GBIT in Bidadi, covering around 7,481 acres across nine villages in Bidadi hobli of Ramanagara taluk, at an estimated cost of Rs 18,133 crore. The township is being developed by the Greater Bengaluru Development Authority (GBDA), with the Finance Department approving a bank guarantee of Rs 7,500 crore to back it. Officials describe the intent plainly: the plan is to create a 'work live play' environment and develop a second central business district to reduce pressure on core Bengaluru areas, with a part of the township earmarked for an emerging technology zone, including plans for an AI city.
Execution is already underway. The GBDA issued a preliminary notification on March 12, affecting approximately 10,450 landowners, as part of an effort to acquire close to 9,000 acres. Under the compensation model, landowners will receive 40% of the developed land in return for surrendering their land rights, translating to 9,583 square feet of developed land per acre acquired. To keep the project moving, HUDCO has offered a loan of up to Rs 21,000 crore to fast-track land acquisition and civil works. The scale of change hasn't been without friction — the state has issued a final notification to acquire 518 acres of land for the project despite more than 15 months of farmer protests — a reminder that large land-assembly projects near Bengaluru rarely move without some contention, even when the long-term infrastructure case is strong.
Connectivity is the other pillar of Bidadi's pitch. Commute time from Bidadi to central Bengaluru is estimated at around 45 minutes via the Expressway. Longer-term, the planned Satellite Town Ring Road adds another layer: at 364 km and 8 lanes, the STRR will form the exterior ring around Bengaluru after the Outer Ring Road and the proposed Peripheral Ring Road, and it is designed to cut through Bengaluru Urban, Bengaluru Rural, Ramanagaram (Magadi, Ramanagaram, Kanakapura) and Tumakuru districts — placing Bidadi at a meaningful junction rather than a dead end off Mysore Road.
Pricing data reflects the corridor's momentum without suggesting it has run away. On the broader Mysore Road stretch that includes Bidadi, flat prices range from Rs 7,350–10,550 per sq ft while land rates sit around Rs 7,850–13,650 per sq ft, and over the last year alone, flat rates in the area have changed by 16.5%, with 35% growth over three years and 55.8% over five years. Within Bidadi itself, plotted layouts still trade at a noticeable discount to this Mysore Road average, which is part of why developers are moving in early rather than waiting for the township to fully take shape.
Developer activity is already visible on the ground. Large-format townships such as the 139-acre mixed-use development on the Bangalore-Mysore Expressway blending apartments, villas and plots illustrate how builders are betting on Bidadi's long runway rather than its current base. Puravankara has also staked an early position in this corridor with a plotted residential development strategically placed in Bidadi, aimed at buyers who want to enter ahead of the GBIT's infrastructure rollout and benefit from the area's expanding pipeline of upcoming commercial projects, including new tech parks and retail spaces set to transform Bidadi into a vibrant business and lifestyle district.
For homebuyers and investors, the takeaway is straightforward but requires patience: Bidadi's transformation is policy-backed and well-funded, but it plays out over years, not months. Anyone evaluating a purchase here should track GBDA's land acquisition progress, confirm project-level RERA status before booking, and treat the corridor as a five-to-ten-year growth story rather than an overnight one.
