Airport corridor and Aerospace Park are turning North Bengaluru into the city's fastest-growing residential belt.
North Bengaluru has moved from being a city outskirt to becoming the most closely watched real estate corridor in Bangalore. For most of the last two decades, the city's growth story played out in Whitefield, Sarjapur and Electronic City. That has changed as the stretch beyond Hebbal, running through Yelahanka, Thanisandra, Devanahalli and the airport belt, has emerged as an active investment and end-use market.
The biggest driver of this shift is jobs. The KIADB Aerospace Park, a dedicated industrial cluster developed for aerospace, defence and precision manufacturing in the Devanahalli belt, has become the anchor of this transformation. The cluster hosts global occupiers including Boeing, Airbus and Shell, and Boeing operates a 43-acre engineering and technology campus in Bengaluru described by the company as its largest such facility outside the U.S. Foxconn's manufacturing presence near Devanahalli has added further momentum, with recent reports indicating the company hired around 30,000 workers for its new iPhone assembly facility near Bengaluru. This concentration of employers is creating what industry observers call a 'walk-to-work' reality for thousands of engineers, technicians and support staff who now prefer to live near their workplace rather than commute from central Bangalore.
Infrastructure spending is compounding this employment-led demand. The upcoming Namma Metro Blue Line is planned to connect Central Silk Board to Kempegowda International Airport through key business and residential belts, with the ORR section targeted for around 2026 and the airport link moving ahead in phases. Alongside the metro, the Satellite Town Ring Road (STRR) is designed to divert heavy industrial and inter-city traffic away from local roads, preserving the residential character of neighbourhoods around Devanahalli while improving regional connectivity. The airport's second runway, Terminal 2 expansion and a proposed Bengaluru Airport City business district add further weight to the corridor's long-term case.
These drivers are visible in how developers are positioning land. Puravankara has been among the most active builders in the belt, recently completing the outright acquisition of a 9.73-acre parcel at Sanna Ammanikere in the Devanahalli growth corridor, a project expected to generate an estimated revenue potential of ₹800 crore. Commenting on the region, Mallanna Sasalu of Puravankara noted that North Bengaluru is increasingly being shaped by a combination of infrastructure-led growth, expanding employment opportunities, and strong end-user demand. The acquisition follows a series of land purchases and joint development agreements by the developer across Bengaluru's Hennur Road, Mandur and Doddagubbi micro-markets, reflecting a broader strategy of building a land bank ahead of demand.
Price trends across the corridor tell a two-speed story. Established micro-markets such as Hebbal command premiums running into several crores, while emerging pockets along Bagalur Road and the Aerospace Park belt remain comparatively affordable, which is drawing first-time buyers and investors seeking appreciation. Devanahalli itself has evolved from a location buyers associated only with the airport into what is increasingly described as a genuine economic engine, with the Aerotropolis taking shape and tech parks becoming operational around it.
For homebuyers, the practical takeaway is that North Bengaluru is no longer a speculative long-shot bet; it is a corridor where infrastructure delivery and employment growth are arriving in tandem, though buyers should still evaluate project-specific factors such as noise buffers, road access and builder track record before committing. Puravankara's expanding footprint in the belt, spanning apartments, plotted developments and townships, positions the developer to offer options across price points as the corridor matures over the next several years.
