Puravankara charts its biggest-ever expansion across Mumbai and South India.
Puravankara Limited has announced one of the largest expansion plans in its history, with the Bengaluru-headquartered developer confirming plans to launch 30 new residential and mixed-use projects across South India and Mumbai over the next 24 months, with a total estimated Gross Development Value (GDV) of over Rs 55,000 crore. The announcement was made at a press meet in Bengaluru attended by the company's leadership, including Managing Director Ashish Puravankara and CEO-South Mallanna Sasalu.
The scale of the pipeline is significant: it will span nearly 51.14 million square feet of developable area, marking a significant expansion in its growth pipeline. According to the company, out of the 30 projects, a significant number are already in the approval stage, while the remaining are in the design stage, with approvals set to be initiated shortly.
CEO-South Mallanna Sasalu offered more granularity on the near-term rollout, noting that the company's near-term pipeline alone, valued at Rs 35,636 crore, translates to roughly 33 million square feet of launches over the next 30 months, of which around 25 million square feet will be concentrated in southern markets, with the remainder in the West, where higher realisations, particularly in Mumbai, drive value. He also pointed out that nearly 70 to 75 per cent of project costs, largely land, have already been incurred, reducing execution risk for upcoming launches, with construction funding supported through internal accruals, customer advances, and institutional partnerships.
The announcement comes on the back of a record year for the developer. Puravankara reported a sharp acceleration in operating performance for Q4FY26, with quarterly sales surging 190% year-on-year to Rs 3,547 crore and full-year FY26 sales rising 55% to Rs 7,407 crore. During the same period, the company handed over 3,747 homes totalling 4.25 million square feet in FY26 and expanded its growth pipeline by adding 13.6 million square feet with an estimated gross development value of Rs 15,200 crore. As of the nine months ending FY26, the company had already reported pre-sales of Rs 3,859 crores and customer collections of Rs 3,045 crores, reflecting sustained demand and strong operating momentum.
Beyond the numbers, the developer is framing this as an inflection point. Managing Director Ashish Puravankara said, "Over the past five decades, we have built Puravankara on a strong foundation of trust, transparency, and delivery excellence. As we enter our next phase of growth, we are poised for the next leap, backed by stronger capabilities, a professional and well-governed organisation, and a high-quality project pipeline across Mumbai and South India." He added that this pipeline reflects not just growth ambitions, but also confidence in India's structural housing demand and the opportunities emerging across urban markets.
CEO-South Mallanna Sasalu echoed this, stating that the company is "entering this phase with a clear execution roadmap that is stronger, more agile, and future-ready," adding that "our developments are designed not just as real estate projects, but as integrated communities that respond to evolving customer needs." He also highlighted the broader economic footprint of the plan, noting that the company recognises the broader role it plays in the economy, and that this scale of development will create livelihoods, support a wide ecosystem of industries, and contribute meaningfully to urban growth.
The economic ripple effect is expected to be substantial. Puravankara estimates the pipeline is expected to generate around 8 million man-days of direct employment annually and give a fillip to over 250 ancillary industries associated with the real estate sector. The announcement was also timed with the company's Golden Jubilee year, during which it has further strengthened its sustainability commitments, building on the pledge to plant 1 million trees by 2030 under the World Economic Forum's 1t.org global initiative.
For homebuyers, this pipeline expansion signals a wave of new launch opportunities across key micro-markets in Bengaluru, Chennai, Kochi, Pune, and Mumbai over the coming two years. With land largely secured and approvals progressing, buyers can expect a steady stream of new project announcements from Puravankara through FY27 and FY28, spanning both premium and mid-market segments across its core geographies.
