Puravankara strengthens Bangalore pipeline with 53.5-acre Anekal acquisition
Puravankara has acquired a 53.5-acre land parcel in Anekal Taluk, Bengaluru, further strengthening its presence in one of the city's emerging residential growth corridors. The newly acquired land parcel at Attibele Hobli is strategically located and has a saleable area of 6.4 msft, with a potential gross development value of over Rs 4,800 crore.
The acquisition marks a significant strategic move for the developer. The acquisition is aligned with the company's strategy to expand across Bengaluru micro-markets, supported by improved infrastructure, strong connectivity, and sustained end-user demand. During the first half of FY26, Puravankara added a total of 6.36 million square feet of developable area across Bengaluru and Mumbai. These additions carried an estimated gross development value of around ₹9,100 crore. With the inclusion of the newly acquired Anekal project, the company said the potential gross development value for the year to date has increased to ₹13,900 crore.
Managing Director Ashish Puravankara commented on the strategic importance of the acquisition. "This acquisition is part of our ongoing efforts to systematically add quality developable land to our launch pipeline across strategic micro-markets. This reflects our disciplined approach to growth with a long-term view for the organisation, and also confidence in the fundamentals of these markets to create large, sustainable communities."
Anekal has emerged as an attractive destination for residential development. Anekal Taluk has been witnessing increased real estate activity due to its proximity to major employment hubs and upcoming infrastructure developments, making it an attractive destination for residential projects. The micro-market in Anekal, Bengaluru, has been identified as a prime residential growth route because of more affordable pricing, enhanced infrastructure, and proximity to job centers. Nevertheless, large land parcels in this region which are large and accessible are scarce, and this acquisition becomes an important expansion move for Puravankara.
The location offers significant connectivity benefits. The town of Anekal enjoys proximity to major IT hubs like Electronic City and Bommasandra Industrial Area. It now has improved road connectivity, including the NICE Road, and enhanced accessibility to different parts of the city. Additionally, there are ongoing projects such as the Peripheral Ring Road, which promise to further boost connectivity.
This acquisition reflects broader market trends in Bangalore's real estate sector. Puravankara surged 12.78% to Rs 271.30 after it has acquired a 53.5-acre land parcel in Anekal Taluk, Bengaluru, with a potential gross development value of over Rs 4,800 crore. The market response underscores investor confidence in both the developer's strategy and the growth potential of south Bangalore's emerging residential corridors.
