Bangalore's next wave of Puravankara launches, from Aerospace Park to Electronic City.
Puravankara Limited is entering 2026 with one of its most active launch calendars in recent years, with the Bengaluru-headquartered developer's senior executives sharing plans to roll out 12 to 13 million sq ft of residential housing projects in top Indian cities, including Bengaluru, Mumbai, Kochi, and Coimbatore. Of this, a significant share is earmarked for Bangalore, where the company continues to build across the North, South, and East micro-markets. The overall pipeline, spanning premium and luxury housing, carries a total launch value of approximately Rs 13,000 crore, reflecting the scale of activity homebuyers can expect through the year.
In North Bangalore's airport corridor, Purva Northern Lights has already moved from pre-launch to reality. Located in Aerospace Park, North Bangalore, spread over 25 acres of land, and being built with 8 high-rise towers with 2600+ apartment units, the project offers 2, 3 & 4 BHK layouts with size variants of 1010 to 2400 sqft, with prices set at around Rs 1.3 crore for a 2 BHK. It was officially launched on 20 December 2025, with possession announced for December 2029.
Also in the North Bangalore corridor, Purva Esplanade is among the most closely watched pre-launch projects. Notably, the Balagere project reflects Puravankara's capital-efficient approach through a Joint Development Agreement (JDA), reducing market risk and supporting faster inventory turnover, a model the developer is increasingly using to expand its Bangalore footprint without heavy upfront land costs.
On the South Bangalore and Electronic City stretch, Purva Silversky is positioned in the pre-launch pipeline. The project, on Huskur Road, Electronic City, features 356 exclusive apartments in 3 and 4 BHK sizes across an area of 6.99 acres, with 3 towers each with G+32 upper floors, and 3 BHK prices starting from Rs 2.30 Cr and 4 BHK from Rs 3.40 Cr. Nearby in Bellandur, Purva Weaves adds to the South-East pipeline with a project stretching over 4 acres with 150 units of 3 & 4 BHK flats, while further north, Purva Aerocity in Chikkajala targets a different buyer segment with a 7.5-acre development where flats start from Rs 70 Lakhs across 1, 2, and 3 BHK apartments.
This breadth of launches, spanning entry-level to ultra-luxury, mirrors a broader pricing trend the company has flagged. Puravankara's management has previously noted that pricing ability has come back and velocity has been increasing, with the company set to continue its launch pipeline — a sentiment that continues to hold as the 2026 slate takes shape. For buyers, this generally means pre-launch and early-launch pricing tends to be more favourable than rates once a project is fully sold out or nears possession.
For homebuyers evaluating these projects, the practical differences matter: Northern Lights and Esplanade cater to the North Bangalore airport-corridor buyer prioritising connectivity to the airport and Aerospace SEZ; Balagere and Silversky serve East and South-East Bangalore's IT-driven rental and end-user demand; while Aerocity and Weaves offer more accessible entry points. Each project's RERA registration, construction timeline, and payment structure should be independently verified before booking, since pre-launch phases can see design and pricing revisions before formal registration is completed.
