Speaking on the shift in buyer behaviour, CEO-South Mallanna Sasalu explained that Bengaluru's mid-market has quietly moved upmarket. "In Bengaluru, the ₹1-2 crore bracket is now the sweet spot for residential demand, which has effectively become the premium segment," Sasalu said. This repositioning means what was once considered mid-segment housing is now being redefined, with the true affordable-to-mid band shifting to the ₹70 lakh-₹1.2 crore range as incomes rise and tech professionals migrate into the city.

Mumbai is emerging as the other major pillar of this strategy, but through a very different route: redevelopment. Puravankara is aiming to build marquee projects in Mumbai, mainly through redevelopment projects. The company has five projects in the redevelopment pipeline, totaling approximately 4.38 million sq ft with a potential value of over ₹10,500 crore. The developer's redevelopment debut has already proven the strategy works — Puravankara marked a defining entry into Mumbai's redevelopment segment, recording sales exceeding Rs 800 crore at the launch of its first redevelopment project, Purva Estrella at Lokhandwala Circle, Andheri West, with 85% of Phase 1 inventory absorbed. Pre-sales of ₹3,859 crore in FY26 (first nine months) were achieved through existing projects despite regulatory and administrative bottlenecks.
