Puravankara's Bengaluru Land Push: What the New JDAs Mean for Homebuyers

Puravankara has been on an acquisition spree across Bengaluru through 2026, stitching together a string of joint development agreements (JDAs) and outright land purchases that are reshaping its supply pipeline in the city. The pace has been rapid: three separate announcements between late May and June 2026 alone, spanning the city's eastern, northern and southeastern corridors.

The most recent move came on June 29, 2026, when Puravankara entered into a JDA for a 6.4-acre parcel in Sarjapur, Bengaluru, with an estimated Gross Development Value (GDV) of Rs 1,000 crore. The site is strategically located in Kaggalipura Village, Sarjapura Hobli, with excellent connectivity via Sarjapur Road and the Outer Ring Road, and good access to the Electronic City technology corridor. The project will offer a saleable area of approximately 0.8 million square feet. This addition alone took the company's total potential GDV from acquisitions and JDAs in Q1 FY27 to Rs 5,200 crore.

Just weeks earlier, on June 1, 2026, Puravankara signed a JDA for an 11.23-acre land parcel in Doddagubbi, North Bengaluru, carrying an estimated GDV of Rs 1,100 crore and a developable area of approximately 0.74 million square feet. Doddagubbi enjoys strategic access to Hennur, Hebbal, Yelahanka, Manyata Tech Park and Kempegowda International Airport, and the micro-market is supported by robust social and civic infrastructure, reputed educational institutions and strong connectivity via NH-44.

Before that, in late May 2026, the company secured a 14.57-acre land parcel in the Mandur-Budigere corridor with an estimated GDV of about Rs 2,300 crore. Of this, 7.92 acres came through a JDA while 6.65 acres was acquired outright, giving a combined saleable area of roughly 1.8 million square feet. The site sits near the Whitefield-Kadugodi micro-market, offering access to Whitefield, KR Puram, ITPL, Outer Ring Road and the airport.

These three deals build on a broader FY26 run in which Puravankara strengthened its Bengaluru development pipeline through acquisitions and JDAs at Hennur Road, Anekal Taluk, Balagere in East Bengaluru, and the KIADB Hardware Park. Mallanna Sasalu, CEO – South, Puravankara Limited, noted that Bengaluru continues to remain the company's largest and most important market, and is central to its launch momentum. He pointed out that in FY26 the company launched Purva Silversky and Purva Northern Lights in the city, along with new phases across existing developments, reflecting sustained demand for well-located, high-quality residential offerings.

Taken together, these additions have pushed Puravankara's Bengaluru pipeline to over Rs 13,800 crore of GDV. Ashish Puravankara, Managing Director, has tied this expansion directly to the company's FY27 sales guidance of Rs 11,200 crore, following a record FY26 in which sales touched Rs 7,407 crore. The company's stated strategy is to keep deepening its presence in markets with strong infrastructure, employment access and long-term demand visibility, using a calibrated mix of outright purchases and capital-efficient JDAs rather than large upfront land bets.

For homebuyers, this steady drumbeat of land deals is a useful signal. It shows where Puravankara sees the next wave of demand — corridors like Doddagubbi, Sarjapur, Mandur-Budigere and the KIADB Aerospace and Hardware Park belt — and hints at where new project launches are likely to surface over the next 12-24 months. As of March 31, 2026, Puravankara had completed 95 projects totalling 57 million sq ft across nine cities, with 36.69 million sq ft of ongoing projects, giving the current expansion a track record to lean on.

Reference & FAQ

What is a JDA and why does Puravankara use it for Bengaluru land deals?
A Joint Development Agreement (JDA) lets a developer build on land without buying it outright, sharing revenue or completed units with the landowner instead. Puravankara has used this route for several recent Bengaluru deals, including Sarjapur and Doddagubbi, because it involves lower capital expenditure than outright land purchase.
Which Bengaluru micro-markets has Puravankara recently entered?
Recent additions span Sarjapur, Doddagubbi in North Bengaluru, the Mandur-Budigere corridor near Whitefield-Kadugodi, plus earlier FY26 deals at Hennur Road, Anekal Taluk, Balagere and the KIADB Hardware Park.
What is the total value of Puravankara's current Bengaluru pipeline?
Puravankara's Bengaluru pipeline now represents over Rs 13,800 crore of GDV, built through a series of acquisitions and JDAs over the past year, according to company statements.
Does a land acquisition announcement mean a project is ready to book?
No. A JDA or land purchase is an early-stage step before design, approvals and RERA registration. Actual project launches, pricing and booking typically follow several months to a couple of years after the land deal is announced.
Which recent Puravankara projects in Bengaluru have already launched?
In FY26, Puravankara launched Purva Silversky in Hebbagodi, Electronic City, and Purva Northern Lights in KIADB Aerospace Park, Bagalur Road, along with new phases of existing developments.
Where is the new Doddagubbi land parcel located relative to key hubs?
The 11.23-acre Doddagubbi site in North Bengaluru offers strategic access to Hennur, Hebbal, Yelahanka, Manyata Tech Park and Kempegowda International Airport, with strong connectivity via NH-44.
What is the size and value of the new Sarjapur land deal?
Puravankara's Sarjapur JDA covers 6.4 acres in Kaggalipura Village, Sarjapura Hobli, with an estimated GDV of Rs 1,000 crore and a planned saleable area of about 0.8 million square feet.
Is Puravankara buying land outright or only through joint development?
It's using a mix of both. For example, the Mandur-Budigere parcel combined 7.92 acres under JDA with 6.65 acres acquired outright, reflecting what the company calls a calibrated, capital-efficient growth approach.
How does this expansion affect future property prices in these corridors?
Large institutional land deals typically validate a corridor's growth story, often supporting steady appreciation as infrastructure and branded supply follow. Homebuyers should still track actual project launches, RERA status and pricing before making investment decisions.
Where can I verify details of these Puravankara land deals?
Company announcements are filed as regulatory disclosures and covered by financial news outlets. For specific project-level details like RERA numbers and pricing, buyers should wait for official project launch and check the Karnataka RERA portal.
