Puravankara scales up Chennai launches on record FY26 growth and a citywide new-launch pipeline.
Puravankara Limited is entering a new growth phase in Chennai, backed by the strongest financial year in its five-decade history. The company's financial results for FY26 mark its strongest year on record. Full-year sales hit ₹7,407 crore, up 55% over FY25, beating the company's own guidance of ₹6,000 crore by 23%. This momentum is feeding directly into new project launches across South India and Mumbai, with the upcoming project pipeline spanning 51.14 million sq. ft. with a gross development value of over ₹55,000 crore across South India and Mumbai.
Chennai forms a meaningful part of that pipeline. According to industry tracking of the city's supply, Puravankara contributes 3.0% to Chennai's upcoming residential supply. The developer has approximately 2.01 million sq. ft. of RERA-launched area with an estimated potential launched value of ₹2,448 crore. Its growing residential pipeline reflects the company's continued focus on real estate in Chennai. The upcoming projects will further support the city's expanding housing market.
Much of the fresh activity is concentrated in West Chennai, which is emerging as the city's most closely watched corridor. West Chennai — Porur, Poonamallee, Ambattur, Thirumazhisai is the market's fastest-evolving growth corridor in 2026. The Chennai Metro Phase II's planned extension into West Chennai — partially operational from 2026 — is the primary catalyst. Puravankara had an early mover advantage here through its plotted-development arm, Purva Land: Purva Land, the plotted development brand of one of India's most trusted real estate developers, Puravankara Limited, has launched its latest plotted development project, Purva Raagam, in Thirumazhisai, Chennai.
On the luxury end, Guindy remains the flagship address for the brand. Purva Somerset House is a signature ultra-luxury residential project located in the opulent area of Race Course Road, Guindy in Chennai, offering 3 BHK, 4 BHK and 5 BHK luxury residence and penthouses starting from INR 3.63 Cr. The project carries a strong design pedigree, as Puravankara Somerset House Chennai is thoughtfully designed by the world-renowned German architect Hadi Teherani. Alongside it, the brand is preparing its next Guindy address: Purva Somerset House is a ready-to-move / ongoing project, while Purva Evoq is a pre-launch / upcoming project.
North and South Chennai are also seeing fresh activity. Purva Tiruvottiyur is a new pre-launch residential apartment project, while Puravankara Soukhyam in Guduvancheri is an ongoing plotted development with premium amenities. On timelines, projects like Puravankara Soukhyam are expected to be completed by 2027, giving buyers a fairly near-term possession horizon compared with fresh pre-launch inventory.
Puravankara's own market commentary frames this expansion as part of a longer strategy rather than a one-off cycle. The company notes that developers with a long-term Chennai presence, like Puravankara, with plotted townships such as Purva Soukhyam, large-scale communities like Purva Windermere / Lakevista, and premium city-core projects such as Purva Somerset House are effectively building the backbone of this balanced market.
The broader city context supports this push. Chennai's real estate market is booming in 2026-27, driven by Global Capability Centres (GCCs), the expanding IT sector and Metro Phase 2 developments worth over ₹63,000 crore. For homebuyers, this combination of infrastructure spend, IT-led demand, and an active developer pipeline means more launches, more configuration choices, and continued price stability rather than sharp spikes across most Chennai micro-markets.
For prospective buyers, the takeaway is straightforward: Puravankara's Chennai portfolio now spans plotted developments in the west and south, ultra-luxury towers in Guindy, and pre-launch apartments in the north — giving both end-users and investors multiple entry points at different price bands and possession timelines within a single trusted developer group.
