Puravankara Expands South Mumbai Footprint With Malabar Hill Redevelopment

Puravankara Limited has announced the acquisition of redevelopment rights for a prime residential society in Malabar Hill, Mumbai, through its wholly owned subsidiary, Purva Blue Agate Pvt Ltd. The 1.43-acre project offers a development potential of 0.7 million square feet, providing new, premium homes for existing residents while also creating a substantial portion for sale. With an estimated revenue potential of Rs 2,700 crores, this exclusive residential enclave will redefine luxury in the city.

This is not Puravankara's first move into South Mumbai's redevelopment market. This is the second major redevelopment venture announced by the company in South Mumbai, after it secured rights for Miami Apartments at Breach Candy in September 2024. Additionally, in July 2025, the company launched redevelopment for eight residential societies in Chembur, with a total development potential of over 1.2 million sq ft and a GDV of Rs 21 billion.

Rajat Rastogi, CEO – West and Commercial Assets at Puravankara, framed the deal within the company's broader Mumbai ambitions. "With this acquisition, our redevelopment portfolio in Mumbai now stands at 4.25 million square feet, with a potential GDV of Rs 10,500 crores," he said. Over the last two years, Puravankara has steadily built a strong redevelopment pipeline with projects in Breach Candy, Pali Hill, and Lokhandwala, and the latest addition at Malabar Hill reinforces the company's position as a key player in Mumbai's rapidly evolving redevelopment landscape.

The momentum in Puravankara's Mumbai redevelopment strategy is already translating into sales. Puravankara Ltd has marked a defining entry into Mumbai's redevelopment segment, recording sales exceeding Rs 800 crore at the launch of its first redevelopment project, Purva Estrella at Lokhandwala Circle, Andheri West, with 85% of Phase 1's initial inventory already absorbed. That early traction gives context to why the developer is doubling down on South Mumbai's premium micro-markets.

The Malabar Hill acquisition also sits within a much larger company-wide expansion. Puravankara Limited has announced 30 projects over the next 24 months, primarily across South India and Mumbai, with the pipeline comprising 51.14 million square feet of developable area and an estimated GDV of over Rs 550 billion. This scale of activity signals a developer positioning South Mumbai redevelopment as a core growth lever alongside its traditional southern India markets.

For homebuyers, the appeal of Malabar Hill itself remains a key draw. The project is situated in Malabar Hill, regarded as a posh address in South Mumbai, with the site offering good connectivity to key business and cultural centers such as Nariman Point and Lower Parel. The locality is known for its green cover and peaceful living conditions despite its proximity to the city's bustling centres.

With design, approvals, and construction timelines yet to be firmed up, the Malabar Hill project remains in an early, pre-launch stage.
