Major Contract Win

Puravankara Limited's wholly-owned subsidiary Starworth Infrastructure & Construction Limited has secured a Rs 211.53 crore contract from SBR Builders for construction of core and shell with finishes works for the proposed residential project 'SBR Global Queen's Ville'. The announcement came in a regulatory filing in October 2025, signaling another major expansion of Puravankara's external construction order book.

SBR Global Queen's Ville spans 8 acres with 14 wings and 441 units, featuring a range of 2 BHK and 3 BHK configurations including duplex villaments and penthouse units. Located along Mysore Road near RajaRajeshwari College of Engineering, the project exemplifies thoughtful planning and sophisticated design. The project is under construction with an expected possession date of December 2029.

The contract involves core and shell with finishes works on a domestic basis as per the Letter of Award terms. Notably, there is no involvement of Puravankara's promoter group or related entities in the awarding of this project, ensuring the deal is free from any related party transactions.

This contract adds to the subsidiary's growing order book. SICL has previously secured significant construction contracts in Bangalore, including a ₹311 crore contract for a residential project over 3 million sq ft in January 2026. In December 2025, the subsidiary received a ₹5.10 billion Letter of Acceptance for turnkey civil works, finishes, mechanical, electrical and plumbing services for the One Bangalore Luxury Project's Varnam Phase 1 in Devanahalli.

Developers with in-house construction arms like Puravankara often maintain better EBITDA margins compared to those reliant on external contractors, and execution capability has become a major differentiator for listed real estate stocks. The ₹211.53 crore order provides a significant boost to Puravankara's order book and revenue visibility, as the aggressive launch strategy of 15 million sq ft indicates substantial future growth potential.

SBR Global Queen's Ville key amenities include a rooftop swimming pool, mini forest, kids' play area, and open terrace party zones. The project is well-connected to NICE Road, Global Village Tech Park, Challaghatta Metro Station, and RajaRajeshwari Engineering College.
